Londlord Gas Safety Check
A gas safety certificate or check involves a Gas Safe registered engineer inspecting your gas appliance(s). They will check the appliance is working correctly and will check the following four areas:
- Gas Appliances are on the right setting and burning correctly with the correct operating pressure
- Harmful gases are being removed from the appliance safely to the air outside
- That any ventilation routes are clear and working properly
- All the safety devices are working
What does a Landlord Gas Safety Inspection Include?
- Check appliance for gas tightness, standing and, working pressure.
- Check burner pressure/gas rate against manufacturers’ data plate.
- Check for satisfactory provision of all necessary ventilation.
- Test flue flow to ensure removal of products of combustion.
- Check satisfactory operation of all the flame failure devices
- Check for physical stability, presence, and effectiveness of stability brackets
- Investigate any evidence of unsafe operation and report to a responsible person.
An appliance can not be deemed as having been checked until we carry out the above. The check will identify any defects which require remedial work. You must have a gas safety check every year. If you are a landlord this is the law. For a Landlords’ Safety Record inspection, a tightness test of the full system should be added to the above.
Landlord Gas Safety Regulations
The Gas Safety Installation and Use Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe!
As a landlord/homeowner, you are responsible for the maintenance and repair of flues, appliances and pipework provided for yourself or your tenants by a Gas Safe registered engineer – Osprey Plumbing & Heating are here to help!
Gas Safety Checks
To ensure your/your tenants’ safety, all gas appliances and flues need to undergo an annual gas safety check –Osprey Plumbing & Heating have a team of Gas Safe registered engineers,and we would be happy to take the strain and manage this on your behalf.
Once we have taken care of your annual gas safety check for you, you’ll be given a Landlord Gas Safety Record or Gas Safety certificate with details of all the checks that were carried out. It can also be referred to as a CP12 certificate.
You can arrange for a gas safety check to be carried out any time from 10-12 months after the last check, without affecting the original check expiry date. If it’s less than 10 or more than 12 months after the last check, you’ll end up with a new deadline date – 12 months from the most recent check – If you chose us, RRM can send periodic reminders to let you know when your properties require updated certification.. you will never have to worry about missing deadlines or remembering ‘last minute’ again.
If you are a landlord, appliances owned by your tenants aren’t your responsibility – although it’s still up to you to ensure the safety of any connecting flues, unless they’re solely connected to the tenants’ appliance.
Gas Safety Record
Landlords – following the annual gas safety check and receipt of your LandlordGas Safety Record, you’ll need to provide a record of this check to your tenants. By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the gas safety check – and for new tenants, you’ll need to provide this at the start of their tenancy.
For rental periods of less than 28 days, just make sure you’ve clearly displayed a copy of your record within the property. You’ll need to keep copies of this gas safety check record until a further two checks have been carried out.
Gas Safety Maintenance
You’ll need to make sure that all gas pipework, appliances, chimneys and flues are kept in a safe condition. Check the gas appliances’ manufacturer guidelines to find out how often a service is recommended. If you haven’t got access to these, Osprey Plumbing & Heating would recommend an annual service – unless your Gas Safe registered engineer suggests otherwise.
Installation pipework isn’t covered by the annual gas safety check, but both we and the HSE recommend that when you request a safety check, you ask your Gas Safe registered engineer to:
- Test for tightness on the whole gas system, including installation pipework
- Visually examine the pipework (so far as is reasonably practicable)
There are no formal requirements for you to keep maintenance records, but you’ll need to be able to show that you have regularly maintained the pipework, appliances and flues and completed required repairs.
How much does a Landlord Gas Safety check cost?
Landlords should be aware that the cost of a gas safety inspection varies depending on whether you are an individual landlord or part of a business. If you are an individual, then it will cost around £50-£100 for a full inspection. This includes the cost of the engineer who carries out the checks. If you are in a commercial property, then the cost may vary between £150 -£250. We would advise you to contact us for more information about how much our services cost.

What happens after a Landlord Gas Safety Check?
If there are any problems identified during the inspection then they will need to be rectified by a qualified tradesperson. Most of these issues are easy to fix and do not involve major structural changes. However, some repairs may require specialist knowledge and equipment. It is important to note that the landlord has a responsibility to ensure that the premises are safe and secure at all times. Therefore, if there are any concerns regarding the condition of the premises, the tenant should inform their landlord immediately.
